Lighten a Dark Apartment
In midtown Manhattan, a couple investing for the first time in NYC’s real estate market needed to contend with their purchase on a low floor, dark apartment, that had north-facing windows with a view of the ongoing construction. Even though this developer building had recently been built, the finishes and fixtures were getting worn, and the layout did not work, with no clear definition of the program.
PLANS: Before and after
oNE BEDROOM APARTMENT
LOCATION – MIDTOWN, NEW YORK
PROJECT – FULL GUT RENOVATION
SIZE – 650 Sq Ft
Our solution was to utilize a dropped ceiling for pendants and track lighting throughout, paired with white high gloss surfaces on cabinets with chrome fixtures and hardware, that helps reflect light and compensate for the dark condition. Double shades in windows let in alternating light and create privacy. The new layout has a sliding door in the bedroom that allows wall-mounted television screens on both sides.
Custom Caesarstone surfaces throughout the apartment help unite the rooms. Finishes and fixtures were replaced in the bathroom to be more reflective and brighter in color.
The clients were able to sell this apartment quickly and with a profit. We were happy when they called us to do the next one!
